Tenant Responsibility
Normal wear and tear is typically owner responsibility and tenant caused damage is tenant responsibility. There are a few minor maintenance items that are tenant responsibility. These items are listed in your lease agreement. Please see some examples of tenant responsibility:
- Air Filters should be replaced every 2-3 months
- Fridge & Freezer Water filters should be replaced at least every 6 months
- Other applicable filters
- Cleaning behind appliances every 6 months
- Carpet cleaning at least once per year
- Any tenant caused damage
- Lightbulbs
- Keeping dryer vent clean
- Door knobs & locks
- Smoke alarm batteries
- Any other batteries needed
- Toilet flapper, guts in toilet tank
- Landscaping unless otherwise stated
- Toilet clogs, sink clogs, drain clogs (if tenant caused)
- Sewer gas smell from drains
